Fees and Assessments: 2008
The POA requires a one-time initiation fee of $4,500.00 from new owners. An annual assessment of $1,705.00 for a developed lot provides the following services: 24 hour security, road maintenance, garbage pickup, cable TV, water and sewer. An annual assessment of $838.00 is charged for an undeveloped lot. The above-mentioned fees also include a special assessment for the replacement of the central water system.
Utility Fees
Underground central water and sewer, electricity, telephone and cable TV are available to most owners. Basic cable TV hookup is $39.95 for installation. Electrical service is provided by Mountain Electric Cooperative, Inc.
Avery County Real Estate Taxes
The 2007 tax rate is .0039 cents per $100.00 value charged at 100% assessed value.
Fishing
A North Carolina State fishing license is required in addition to a Land Harbor fishing permit. Land Harbor fishing permits are priced as follows:
